Over the years we've helped a lot of people get a new home. Many times it was their first home purchase. here are a few of some commonly asked questions.
Q: Is a manufactured home the same as a
modular home?
A: NO. This term has been confusing for years.
Manufactured home refers to a home inspected and built to HUD
standards. Old terminology for this type of home is mobile
home. Modular home is built to a different code. This
type of home is also called Industrialized Housing in the state of
Georgia and is often referred to as DCA home (Department of
Community affairs) the department which has oversight of the
construction and design approval of modular homes. One big
difference between a manufactured home and a modular home is
the support frame stays under a manufactured home while it is
removed from a modular home.
Q: I hear that it's hard to get
financing for a manufactured home. Is that true?
A: Applying for a manufactured home loan is the same process as
applying for any other type of single family residence.
Lenders use many matrixes to determine a borrowers ability to
qualify for a loan including, but not limited to 1) income, 2) credit
worthiness 3) job time 4) current debts, and many more qualifying
factors.
Q: What is the energy efficiency
of a manufactured home?
A: As efficient as you
want it. Insulation values of up to R-45 in the ceiling (and
higher if needed), up to R-19 in the outer walls, up to R-22 in the
floor and air-conditioning SEER ratings that start at 13. We
also have dual pane, Low-E vinyl windows and energy efficient
appliances.
Q: Can I get 1/2" finished drywall
in my new home?
A: Absolutely. This is just one of
many terrific options we can do. Some others include upgraded
appliances, 9ft high ceilings, Low-E vinyl insulated windows,
fireplaces, trey ceilings and more.
